Concrete in the County Seat

Franklin is the Robertson County seat, and our concrete contractors serve Franklin homeowners who want flatwork that stands up to Central Texas weather. The town was founded in 1879 under the name Morgan and became county seat that same year. It grew from 1,470 people in 2000 to 1,564 in 2010 and 1,614 in 2020, a slow and steady climb for a small Texas town.

After the 2019 tornado

On April 13, 2019, an EF-3 tornado caused widespread damage in Franklin. Storm recovery leaves behind work that is easy to overlook: driveways cracked by heavy debris trucks, patios damaged by fallen trees, slabs for replacement sheds and carports, and walks broken during rebuilding. If your concrete took damage, we look at whether sections can be repaired or need replacing, and we put the scope in writing for your records.

For new outbuildings after a storm, the slab is the foundation of everything above it. We pour building slabs with thickened edges and anchor bolts set to the building plans, so the frame is tied down the way the manufacturer intended.

Prairie ground

Wikipedia describes Franklin as sitting on an upland prairie drained by Touchstone Branch, South Mineral Creek and the forks of Cedar Creek, at 443 feet, higher than most of the Brazos Valley. The Handbook of Texas says Robertson County soils are mostly light-colored loamy or sandy surfaces over clayey or loamy subsoils and that the county lies in the Claypan area. Clay subsoil under a slab means:

  • The base must be compacted in layers, not dumped and leveled.
  • Rebar should sit in the middle of the slab on chairs.
  • Joints must be cut soon after finishing.
  • Water from roofs and yards must be kept away from slab edges.

Choosing between repair and replacement

Not every crack means a new slab. Hairline shrinkage cracks are normal and often only need sealing. Cracks wider than about a quarter inch, or cracks where one side sits higher than the other, usually point to base movement underneath. One settled panel can be cut out and replaced. Many settled panels across a driveway mean the base has failed broadly, and a full replacement with a new compacted base is the better value over time.

Climate notes

The Handbook lists Robertson County's average annual temperature at 68 degrees, with July temperatures from 73 to 96 and January lows around 38. The last freeze usually comes in early March and the first in early December. We pour through most of the year, adjusting the mix and the schedule: early starts and careful curing in summer, and blankets or a delayed pour if a hard freeze is in the forecast.

Franklin Questions

My driveway cracked when debris trucks drove on it after the storm. Can it be repaired?

If only a few panels cracked and the base is still firm, we can replace those panels. If the slab settled across a wide area, the base has likely been damaged and replacement is the better fix. We will look and explain.

Can you pour a slab for a replacement storage building?

Yes. We follow the building's plans for slab thickness, perimeter beams and anchor bolt placement so the structure is tied down properly.

When is too cold to pour concrete in Franklin?

We avoid pouring when a hard freeze is expected in the first few days after placement. Freezes usually run from early December to early March here, so winter pours are planned around the forecast.
