Concrete on the South Side
Wellborn sits along FM 2154, the road everyone here calls Wellborn Road, about four miles south of College Station. We work as concrete contractors on Wellborn properties that tend to be larger than in-town lots, so the projects are often bigger too: longer driveways, shop floors and wide patios.
From construction camp to city limits
Wellborn began in 1867 as a construction camp on the Houston and Texas Central Railroad, and a post office called Wellborn Station opened that year. The community peaked at about 400 people in 1910 and fell to about 40 by 1950 as Bryan and College Station grew. A new water tower went up in 2001. On April 14, 2011, the College Station City Council voted 5 to 2 to annex Wellborn.
That history shows up in the ground. Some properties here were rural for a long time, with gravel drives, old outbuildings and slabs poured without much of a plan. Newer homes went up next to them as the area filled in. On some of those older lots, a new concrete driveway may be the first one the property has had.
Turning a gravel drive into concrete
A gravel drive can hide a soft spot for years. Before we pour, we:
1. Strip the gravel and any organic soil underneath. 2. Check the subgrade for wet or spongy areas and dig those out. 3. Bring in and compact new base in lifts. 4. Set forms with a crown or cross slope so water runs off to the sides. 5. Place reinforcement and cut control joints, usually no farther apart than about two to three times the slab thickness in feet.
Long driveways also need thought at the road. The apron takes the most stress from turning wheels, so we often thicken that section.
Shop floors and equipment slabs
Many Wellborn owners want a slab for a metal building, a workshop or a covered spot for a boat or tractor. A shop slab needs more than a patio does: a thicker section, thickened edges where the walls bear, anchor bolt placement that matches the building plans and a smooth trowel finish if you plan to roll equipment on it. We work from your building supplier's drawings so the bolts land where the frame needs them.
Patios, walks and repairs
Not every job is big. We also pour backyard patios, stamped concrete entries, walkways out to the shop and small HVAC pads, and we repair cracked or settled sections on older slabs.
Wellborn sits at 325 feet, in the southern part of Brazos County, where the Handbook of Texas puts county elevations between about 200 and 350 feet. The land is gentle, so drainage depends on small slopes set correctly at the forms. We shoot grades on every job.
Because Wellborn falls inside College Station's annexed area, we check the city's current rules for your address before we schedule a driveway or a building slab.
Summer pours on open ground
Open lots get full sun and wind, and both pull water out of fresh concrete fast. On hot days we order the mix for an early morning start, dampen the base before the pour so it does not soak water out of the slab, and get a curing compound or wet cover on the surface as soon as the finish is done. Skipping that step is one of the main reasons new slabs show a web of fine surface cracks within the first month. Keep vehicles off a new driveway for about a week, and off a shop slab with heavy equipment for longer, so the concrete can gain strength before it carries a load.

Wellborn Questions
How thick should a shop slab in Wellborn be?
It depends on what sits on it. A slab for a car or light storage is often 4 inches, while a shop holding a tractor or a lift usually needs more, with thickened edges under the walls. We follow your building plans and talk through the loads before we quote.
Is Wellborn under College Station's rules now?
College Station voted to annex Wellborn in 2011. We check the city's current requirements for your specific address before any driveway or building slab is scheduled.
Can you pour a long driveway in stages?
Yes. Long driveways are often poured in sections with construction joints between them. That keeps each pour manageable and lets traffic use part of the drive sooner.
